From Contract to Closing: A Seller’s Roadmap
Once you accept an offer, the sale moves into a deadline-driven phase. A clear roadmap helps you know what is happening, what you need to do and which decisions still belong to you.
Every contract is different, but most seller timelines include several common stages.
Confirm the key dates
Review inspection periods, financing and appraisal deadlines, title work, settlement date and possession. If you are buying another home or coordinating a move, make sure the two plans are reviewed together. Small timing differences can affect movers, utilities, storage and access to funds.
Support inspections and appraisal
Keep the property reasonably accessible, secure pets and provide requested information through the appropriate channel. After inspections, any buyer requests should be considered in light of the contract and your overall priorities.
Complete agreed work carefully
If you agree to repairs, use qualified professionals when appropriate, keep receipts and confirm completion before the deadline. Avoid making substitutions that change the agreement without written approval.
Prepare for title and settlement
The settlement or title professional may request identification, loan payoff information, marital-status details, trust or estate documents, or wiring instructions. Respond promptly and verify sensitive instructions through a trusted phone number. Wire fraud is a real risk; never rely only on an unexpected email requesting a change.
Plan the handoff
Unless the contract says otherwise, the home should be in the agreed condition, personal property removed and included items left in place. Gather keys, remotes, codes and helpful property information. Coordinate utilities based on the settlement and possession terms.
Review before you sign
Ask questions about the settlement statement, proceeds, credits and charges before closing day when possible. Legal, tax and title questions should be directed to the appropriate qualified professional.
