What Does Your Money Get You in Sunset Beach, North Carolina?

A 2026 guide for buyers and investment-property owners


Sunset Beach may look like one small coastal market on a map, but buyers quickly discover that it offers several very different real estate experiences. You can find mainland condominiums, homes in golf and amenity communities, newer single-family homes, water-view properties, and island homes—all within the broader Sunset Beach area.


That variety is good news for buyers, but it also means that two properties with similar prices may offer very different locations, ownership costs, rental possibilities, and long-term maintenance needs.


So, what might your money get you in Sunset Beach, North Carolina?


Here is a general look at the market by price range. Listings and prices change frequently, so consider these examples a snapshot rather than a promise of what will always be available.


First, a quick Sunset Beach market snapshot


As of summer 2026, Zillow reported an average Sunset Beach home value of approximately $447,000 and a median sale price of about $363,000. Redfin reported a median sale price closer to $380,000 for the three months ending in May 2026.


Homes have also been taking longer to sell than they did in the fastest years of the coastal market. Redfin reported a median of 116 days on the market, while Zillow indicated that most recently sold homes closed below their asking prices. That may give prepared buyers some negotiating room, although desirable location, condition, rental history, and insurance costs still influence the value of an individual property.


Under $300,000: Condominiums and entry points to the area


Below $300,000, buyers are most likely to find:


- One- or two-bedroom mainland condominiums

- Smaller or older units in golf and amenity communities

- Properties that may need cosmetic updating

- Occasional homesites or land rather than completed homes


Recent listings have included two-bedroom condominiums in the low-to-mid $200,000s. This price range can be an appealing way to enjoy the Sunset Beach area without paying island-home prices.


However, the purchase price is only part of the story. Review the homeowners' association budget, current dues, reserve funding, insurance coverage, pending assessments, and rental restrictions before making an offer. A lower-priced condominium with a major upcoming assessment may not be the bargain it first appears to be.


$300,000 to $500,000: The heart of the mainland market


This range is close to the area's current median and typical values. Buyers may find:


- Two- and three-bedroom mainland homes

- Townhomes or larger condominiums

- Homes in golf-course and planned communities

- Established properties with pond, golf, or wooded views

- Older homes that have been updated or are ready for personalization


For many buyers, this is the price range where Sunset Beach offers the widest choice. A property may provide more interior space and lower exposure to coastal weather than an island home, while still being a short drive from the beach.


For an investment purchase, compare HOA rules, minimum lease periods, amenities, management costs, and expected demand. A property that works well as a primary residence may not permit the rental strategy you have in mind.


$500,000 to $750,000: More space, newer construction, and upgraded locations


In this range, buyers may see:


- Larger or newer mainland homes

- New-construction homes in amenity communities

- Updated golf-course or water-view properties

- Homes with more bedrooms, garages, outdoor living areas, and upgraded finishes

- Some opportunities closer to the island, depending on condition and exact location


Recent new-construction offerings have appeared around the upper $500,000s and $600,000s. At this level, it is important to compare the cost of a new home with the cost of updating an older one. Builder incentives can be valuable, but buyers should still examine HOA fees, future phases, lot premiums, warranties, and what is—or is not—included in the advertised price.


$750,000 to $1.25 million: Island, water, and luxury choices


This is where the location and property type begin to make an especially large difference. Buyers may find:


- Island cottages and single-family homes

- Canal, waterway, or ocean-view properties

- Larger or luxury mainland homes

- Properties designed to accommodate extended family or vacation guests

- Homes with an existing vacation-rental history


Recent asking prices have included island homes in the $800,000s and larger water- or ocean-view properties near or above $1 million.


If rental income is part of the plan, request documentation rather than relying on projections alone. Review actual booking history, owner-use periods, management fees, cleaning costs, utilities, maintenance, insurance, taxes, and seasonal occupancy. Gross rental revenue is not the same as net income.


$1.25 million and above: Prime coastal and rental-scale properties


At the top of the Sunset Beach market, buyers may encounter:


- Prime island locations

- Oceanfront or near-oceanfront homes

- Large, multi-bedroom vacation properties

- High-end custom homes and coastal compounds

- Properties built to serve multiple families or larger rental groups


These homes can command significant rental rates during peak season, but they also carry significant operating risk and expense. Coastal maintenance, flood and wind coverage, furnishings, property management, repairs, and periods of lower demand must all be included in the analysis.


A spectacular view does not automatically make a property a strong investment. The numbers still need to work.


What will ownership cost beyond the purchase price?


Before comparing homes, create a realistic annual ownership budget that includes:


- Property taxes

- Homeowners, flood, wind, and hail insurance as applicable

- HOA or condominium dues

- Special assessments

- Utilities and internet

- Landscaping, pest control, and routine maintenance

- Property management and booking fees

- Cleaning, linens, supplies, and turnover costs for rentals

- Repairs and reserves for major systems

- Furnishings and replacement costs


For the 2025–26 fiscal year, Brunswick County lists a county property-tax rate of $0.342 per $100 of assessed value, and the Town of Sunset Beach lists a municipal rate of $0.16 per $100. For a property assessed at $500,000 inside the town limits, those two rates alone would equal approximately $2,510 per year. This is only a rough illustration; verify the property's assessed value, jurisdiction, and any other applicable districts, fees, or assessments.


Insurance deserves special attention. Ask for quotes during the due-diligence period and confirm what a condominium master policy covers. A property's flood zone, elevation, age, roof, construction type, and distance from the water can materially affect the cost.


Thinking about short-term rentals?


Sunset Beach defines short-term accommodations as rentals lasting from one day to fewer than 90 consecutive days. The town currently imposes a 6% accommodations tax on gross rental receipts, with monthly reporting and payment requirements. State sales and use taxes may also apply.


Town rules are only one layer. HOA and condominium documents may prohibit short-term rentals, require minimum stays, limit occupancy, or impose registration and parking rules. Requirements may also differ depending on whether a property is within the town limits or in a nearby area marketed as Sunset Beach.


Before buying, verify:


1. The property's exact jurisdiction and zoning.

2. Whether short- or long-term rentals are permitted.

3. HOA or condominium rental restrictions.

4. Required taxes, registrations, licenses, and filings.

5. Flood-zone and insurance information.

6. Parking and occupancy limits.

7. Actual rental history and operating expenses, if available.

8. Whether the property still works financially during slower months.


Being aware of the laws, rules, and regulations of the state—and of each city, town, community, and neighborhood—is essential when buying a rental property. There are many guidelines in place. Staying informed about what is required in each area can save you from hard lessons in the future.


Which Sunset Beach property is right for you?


The answer depends on what you want the property to do.


A mainland condominium may offer a lower purchase price and less exterior maintenance. A single-family home may provide more flexibility and year-round appeal. An island home may offer stronger vacation demand and proximity to the beach, but with higher acquisition, insurance, and maintenance costs.


The best choice is not always the most expensive property or the one closest to the ocean. It is the property whose location, rules, expenses, and use match your goals.
