What My Little River Home Taught Me About Investment Properties

Thomas and I just spent the weekend completing inspection repairs on a property I’m selling in Little River, South Carolina.
When I bought the home, I never intended for it to become an investment property. I planned to live there most of the time while splitting my time between South Carolina and visiting my children in Maryland.
But life changes. Over the years, my plans shifted, and today I live full-time in Virginia. Along the way, that home became an investment property—and an education.
Owning a property in a community filled with both primary residences and investment homes has taught me quite a few lessons. Some involved finances and property management. Others involved maintenance, changing markets, and knowing when it’s time to sell.
I decided to use this blog series to share some of those lessons with you—the things I learned, the choices I might make differently, and the advice I wish I’d had when my journey began.
Whether you’re intentionally shopping for an investment property or simply wondering if a home you already own could become one, I hope my experience helps you make more informed decisions.
